Get Your Roof Fixed Right
Tell us about the roof. We’ll call you back, look at it, and give you a written price before any work starts.
“Will this cost a fortune?”
Usually not. Most leaks are repairs, typically $350–$2,500, not a new roof, and you get the price in writing before any work starts. Want a number now? Try the roof cost calculator.
“Will you push a whole new roof?”
No. We repair what failed. Replacement only comes up when photos and moisture readings show the roof is finished, and you see that evidence yourself before deciding.
“Will it disrupt my building?”
We keep it to a minimum. Work is done in sections, each one dried in by the end of the day, and noisy work is scheduled around your tenants and business hours.

A dry building, and a straight answer about what it costs
Most roof calls start with a stained ceiling tile or a bucket under a drip. You want the leak found, fixed properly and documented, at a price you knew before the work started.
We Trace Leaks to the Source
Water travels under a membrane before it drips. We find where it actually gets in, at the flashing, seam, drain or curb, instead of patching the spot above the stain and coming back next month.
A Written Price, Then the Work
You get the scope and the price in writing before anything starts, with repair, coating and replacement options laid side by side when more than one makes sense.
Photos of Everything
Every visit ends with photos of what failed and what was done, so the property manager, the owner and the insurer all see the same thing without climbing a ladder.
Every Low-Slope Roof System
EPDM, TPO, PVC, modified bitumen, built-up tar and gravel, and metal. We recommend the system that suits the building, not the one we happen to stock.
Built for Wisconsin Winters
Months of snow, ice at the drains, freeze-thaw that opens seams, then summer storms with wind and hail. We repair every roof with the next winter in mind.
Commercial and Residential Flat Roofs
Plants, warehouses, offices, retail, churches, schools and apartment buildings, and the porch, garage, addition and cabin roofs that most shingle roofers turn down.
From the first call to a dry roof
Tell Us About the Roof
The building, the roof type if you know it, and what is happening: an active leak, a stain, ponding water, storm damage, or a roof that is just getting old. Active leaks go to the front of the line.
Roof Assessment
We walk the roof, trace the problem, check the drains and flashings, and take core samples or moisture readings where the insulation might be wet.
Written Options and Price
You get a written scope and price. When more than one approach makes sense, repair, coating and replacement are laid out side by side with what each one buys you.
Work Done and Documented
The work is done to the manufacturer's specification, and you get a photo report and any warranty paperwork for your files.
Central Wisconsin winters are hard on flat roofs
A low-slope roof around Wausau spends months under snow, goes through freeze and thaw every spring and fall, and then takes summer thunderstorms with wind and hail. The same failures show up year after year, and most of them start small enough to catch early.
- Frozen drains back meltwater up: when a drain or scupper freezes, water dams behind the ice and sits against seams and flashings until it finds a way in.
- Freeze-thaw opens seams and flashings: water gets into a tiny gap, freezes, expands and makes the gap bigger, over and over from November to April.
- Snow loads and drifts: snow piles up against parapets, walls and rooftop units, and rain on a deep snowpack adds weight fast. Careless shoveling cuts membranes.
- Summer storms bring wind and hail: straight-line wind peels back edges and corners, hail bruises membranes, and fall leaves pack the drains right before freeze-up.

Commercial and flat roofing questions, answered
Straight answers to what Wausau-area building owners, property managers and homeowners ask us most.
Most commercial leak repairs, such as a failed seam, a flashing pulled loose from a parapet, or a cracked pitch pocket, run about $350–$2,500. Larger repairs that replace a section of wet insulation and membrane run higher. Full replacement typically lands between $6 and $13 per square foot depending on the system and whether the old roof is torn off, and a silicone or acrylic coating usually costs $2–$5 per square foot. Details in our 2026 flat roof replacement cost guide.
Yes. Porch roofs, back additions, attached garages, dormer decks and low-slope sections on cabins and lake homes are a big part of what we do. They use the same materials as commercial roofs, usually EPDM rubber, modified bitumen or TPO, and they leak for the same reasons. See flat roof repair.
Meltwater runs under the snow to the drains. When a drain or scupper is frozen shut, the water backs up behind the ice and sits against seams and flashings that never hold water in summer. Opening the drains stops the leak today; finding why they freeze stops it next winter. See ice dams on flat roofs and ice dam removal.
It depends mostly on what is under the membrane. If the insulation is dry and the problems are at a few details, repair it. If the roof is aging but dry, a coating can add 10 to 20 years for far less than replacement. If the insulation is wet across large areas, or the roof already has two layers, replace it. A moisture survey answers that question. More in recover vs. replacement and are roof coatings worth it?
Both are proven here. EPDM is black rubber that stays flexible far below zero and has a long track record in cold climates. TPO is white and heat-welded, and it reflects summer heat off air-conditioned buildings. PVC costs more and resists grease and chemicals, so it suits restaurants and food plants. Full comparison in TPO vs. EPDM vs. PVC.
Commercial roofs in central Wisconsin are designed for heavy snow, but drifts against parapets and rooftop units, and rain falling on a deep snowpack, can push a roof past its design load. See snow load on flat roofs and roof snow removal.
Yes. Active leaks are scheduled ahead of everything else. If the weather won’t allow a permanent repair, we dry the area in temporarily so no more water gets into the building, then come back for the permanent fix.
